| Welcome Brodie Management |

Please join us in welcoming our new management company, Brodie Management. Brodie Management, Inc. has been managing condominiums and other residential communities for more than 35 years. Their current portfolio consists of 38 of the finest residential communities in Maryland with a total of more than 7,000 units. Crofton Mews Condominium No. 1 will be serviced from their Annapolis office except for accounting that is centralized at our Cockeysville headquarters.
They provide a team of personnel to service their clients which includes a Regional Property Manager, Assistant Property Manager, accounting department and a live 24-hour emergency answering service so that there is always someone to speak with. Brodie Management will officially take over this role on Wednesday February 1st. If you have any concerns or issues to address prior to February 1st, please continue to contact Procom.

| When was the last time your chimney was cleaned? |

Would you believe that there is more than 25,000 chimney fires each year in the United States. Most people burn their fireplaces without a thought of the repercussions of what could happen if a chimney fire occurs. Not just the stress and financial burden to you, but innocent neighbors that also have added stress and financial hardships because of your neglect.
So, how often should I have my chimney cleaned?
The Fire Protection Association Standard 211 says, "Chimneys, fireplaces, and vents shall be inspected at least once a year for soundness, freedom from deposits, and correct clearances. Cleaning, maintenance, and repairs shall be done if necessary." This is the national safety standard and is the correct way to approach the problem. It takes into account the fact that even if you don't use your chimney much, animals may build nests in the flue or there may be other types of deterioration that could make the chimney unsafe to use.
To protect your investment, and those of others, have your chimney cleaned and inspected once a year.

| STREET LIGHTS |

To expedite repair of Street Light Outages, it is quicker for residents to report these directly to BGE themselves instead of calling Procom. There are two ways to report these outages.
1. Call BGE at 410 685-0123 and follow prompts through their automatic response unit.
Option 1 Residential Customers
Option 2 Outage, Street Light Outages (not private lights)
Option 4 Street Light Outage (at this point a representative will log your information)
2. Online at http://www.bge.com/portal/site/bge/
1. Choose Report a problem
2. Under Non Emergency choose Street Light Outage (not private lights)
3. Complete form as thoroughly as possible and enter comments that will be helpful to locate the specific light(s) that need repaired, such as “both lights in the center of the island”.
4. Once that you report this online, BGE will contact you through you e mail address to ensure the repairs have been made per your satisfaction.
Prior to contacting BGE it is always helpful if possible to get the pole lights from each light post if they have one listed.

| Maryland Condo Act; Insurance |

Effective June 1, 2009, Maryland law provides that for all condominiums in the state of Maryland, in the event of an insurable loss under the Association’s master policy, unit owners will be responsible for up to $5,000 of the condominium’s master insurance policy deductible if the source of the loss originates in or from their unit. You are encouraged to check your individual homeowner insurance policy and/or contact your individual insurer to make sure that you are adequately insured. Additionally, you should be aware that the Association’s master policy does not cover personal property, betterments, or improvements you or a former unit owner may have made to your unit. The Association’s master policy deductible is currently $5,000. Most insurers will provide a rider on your policy that will cover that portion of the master policy deductible for which you may be responsible.
You are encouraged to maintain your unit and all mechanical equipment appurtenant to your unit in good working order. In this regard, HVAC condensation lines should be cleared on a regular basis, furnaces and clothes dryer filters should be regularly cleaned/replaced, clothes dryer vents/ducts should be regularly cleaned, outside water lines should be turned off and drained before winter, units should be kept warm enough in the winter to prevent the freezing of pipes, clothes washer hoses should be replaced with stainless steel reinforced hoses before they dry rot and burst, hot water heaters should be checked and repaired regularly, care should be taken concerning what is put down drains/toilets, chimneys/flues should be inspected and swept regularly, and you should make sure your chimney cap has a protective cage around it so that squirrels, birds, or debris from trees can’t get inside your flue or chimney chase. Your cooperation in maintaining your unit/limited common elements and being a responsible owner will assist everyone in keeping the costs of both the Association’s insurance and your own individual insurance as low as possible, and will contribute to the overall well being, health, and safety of the community.

It has been tradition for years to hold a yard sale around the pond twice a year; one in the spring and the other in the fall. Soon after the benefit of having a dumpster was added giving the convenience of disposing larger items withour having to take them to the landfill. Most recently this last spring we added a secure paper shredder and craft display. Do you think:
